Asphalt shingle roof replacement cost in New Hampshire

What an asphalt shingle roof replacement costs on New Hampshire houses, with example ranges from the Atlas pricing engine, what is included and what changes the price.

Every number on this page comes from the Atlas pricing engine, the same one behind our Instant Ballpark, using our crew labor rates for shingle roofs and current supplier prices for the materials. The Instant Ballpark prices your own asphalt shingle roof from the same engine. These are example houses to show how the price behaves, not quotes, and your written estimate after a site visit is the number that counts.

Steep roofs need a staging and safety plan before we can price them, so we price them on site.

This is a ballpark, not a quote. It is not adjusted to your site until someone from Atlas sees it; final pricing comes after a site visit and a written estimate.

What changes the price

  • Roof area. Shingle roofs are priced by the square (100 sq ft of roof), so the footprint and the pitch together set most of the price. A steeper roof has more area over the same footprint.
  • Hip or gable. A hip roof takes more cutting and more cap at the hips than a gable roof of the same size.
  • Dormers and valleys. Each valley, dormer and wall joint adds cutting, ice barrier and step flashing.
  • Layers coming off. Two old layers take more labor to strip than one.
  • Chimneys. Each chimney gets a new apron and counter flashing.
  • Steep pitch or tall walls. Roofs steeper than 9-in-12 and three-story roofs need a staging and safety plan, so they are priced on site.
  • The deck. Rotted boards, gaps in old plank decks and soft sheathing are repaired before the new roof, and priced once the old roofing is off.

Metal roofing and roof repairs are priced after a site visit. Disposal of the old roofing is not in these examples yet; it is listed on the written estimate. For houses outside our core area, travel is added to the estimate.

Common questions

Why is disposal not in the example price?

Disposal depends on how much old roofing comes off and where it goes, and we have not yet set a reliable per-square figure for it. It is listed as its own line on the written estimate.

Do your ranges include permits?

No. Town permit fees, where a permit is required, are listed separately on the estimate.
