Pricing a repair
Some common rental repairs have an online ballpark. The rest are priced after we see them.
- Ceiling or wall damage after a leak: drywall repair ballpark
- A worn or damaged entry door: entry door ballpark
- Damaged or worn-out flooring: vinyl plank (LVP) flooring ballpark
- Repainting a room or unit: interior painting ballpark
- Drafty or failing windows: window replacement ballpark
- Damaged siding: siding ballpark
- Plumbing leaks, rot, porches, stairs and roofing: priced after a site visit, because the hidden damage sets the price. Request an estimate.

What a ceiling leak repair (one example) includes
Included

Comparing bids? Check for these
Lower bids often leave these out. Every Atlas estimate includes them.
- Stain-blocking primer so a water mark does not bleed through
- The whole surface repainted, not just the patch
Common questions
Do you work with property managers?
Yes. We work directly with owners or with the manager you choose.
Can you handle repairs in occupied units?
Yes. We plan the work around the tenant and clean up at the end of each visit.
What if the repair points to a bigger problem?
We tell you. Repeated leaks or rot usually have a cause behind the surface, and we will explain what we found and the options before doing more.
