Bathroom Remodeling in Manchester, NH
Bathroom remodeling for Manchester homes and rental units: tub-to-shower conversions with a fully waterproofed tiled shower, new vanities, toilets and floors, with lead-safe work on older buildings.
Manchester is New Hampshire's largest city. It was chartered in 1751 as Derryfield, took the name Manchester in 1810 and became a city in 1846, growing up around the Amoskeag mills on the Merrimack River. Its neighborhoods, from Amoskeag and Rimmon Heights on the West Side to the North End, Hallsville and Bakersville on the East Side, each have their own mix of houses.
Bathrooms in Manchester homes
Most Manchester bathrooms are in buildings from before 1980, and about a quarter of the city's homes are in two- to four-unit houses. In practice that means small bathrooms, often around five by seven or five by eight feet, a tub along the short wall, and walls and trim that may carry lead paint. It also means a lot of owners remodel a bathroom in a unit between tenants.
According to the U.S. Census Bureau's American Community Survey (2020 to 2024 estimates), Manchester has about 52,100 homes. The median home in the city was built in 1966. About 28 percent were built before 1940, 65 percent before 1980 and 12 percent in 2000 or later. About 41 percent are single-family houses, 26 percent are in buildings with two to four units, and 49 percent are lived in by their owners.
What we plan for in Manchester bathrooms
- Old tubs and wall tile that come out in heavy pieces, with a lot of debris to carry down the stairs of a multi-family building.
- Small bathrooms where a walk-in shower in the tub space makes the room feel bigger and is easier for tenants to keep clean.
- Exhaust fans that are missing or vent into the attic. A new fan is ducted to the outside.
- Painted surfaces in pre-1978 buildings, handled with EPA RRP lead-safe practices.
Water damage and mold
Old bathrooms often hide water damage behind the tile or under the floor. We open it up, show you what we find and price the repair before closing it back in. Atlas does not test, sample or assess for mold; a third-party certified assessor does. If mold is suspected, we will tell you and help you line up an assessment before work continues. Atlas handles the plumbing for the remodel, including fixture and toilet connections, and a licensed electrician does the electrical work.
Permits in Manchester
Whether a bathroom remodel needs a building permit is set by the town, and it can depend on the scope. Before work starts we confirm it with Manchester's Building Regulations division (Planning and Community Development). Town permit fees, where they apply, are listed separately on the estimate.
An example ballpark for a Manchester bathroom
With Manchester entered as the town, our Instant Ballpark returns $11,500 to $16,500 for a five-by-seven bathroom in a building from before 1978, with the tub replaced by a tiled walk-in shower. That is an example, not a quote. Your range depends on the size of the room, the tile and fixtures you choose and what we find behind the walls.
This is a ballpark, not a quote. It is not adjusted to your site until someone from Atlas sees it; final pricing comes after a site visit and a written estimate.

Common questions
Can you remodel a bathroom in a rental unit between tenants?
Yes. Atlas also handles unit turns, so the bathroom can be part of the same visit as paint, flooring and repairs. Tell us when the unit is empty and we will plan around it.
Will a walk-in shower fit in a five-by-seven bathroom?
Usually, yes. A tub-to-shower conversion uses the space the tub already takes up, which in most older bathrooms is about five feet long.
