Attic air sealing and insulation cost in New Hampshire

What attic air sealing and insulation cost in New Hampshire, with ranges from the Atlas estimator, and why air sealing comes first.

Every number on this page comes from the Atlas Instant Ballpark, the same estimator you can use for your own home. These are example houses to show how the price behaves. They are not quotes, and your written estimate after a site visit is the number that counts.

Example ranges

Example scopeAtlas ballpark range
About 800 sq ft of attic with some insulation already, hatch access$2,300 to $3,000
About 1,200 sq ft of attic with thin insulation, pull-down stairs$3,700 to $4,900
An attic with no way inPriced after a site visit

An attic without access needs a site visit to plan a new hatch.

This is a ballpark, not a quote. It is not adjusted to your site until someone from Atlas sees it; final pricing comes after a site visit and a written estimate.

What changes the price

  • Attic area. Air sealing and blown insulation are priced by the square foot of attic floor.
  • Existing insulation. The less there is now, the more it takes to reach R-60.
  • Access. A hatch or pull-down stairs is needed. An attic with no access is priced after a site visit.
  • Air sealing. Top plates, wiring and plumbing holes and the hatch are sealed before any insulation goes in.

Read air sealing in New Hampshire and ice dam prevention for why this is usually the best first upgrade. Vermiculite or asbestos removal and roof or ventilation repairs are not included.

What the example price includes

Included

  • Air sealing of top plates, penetrations and the hatch, before insulation
  • Vent baffles at the eaves
  • Blown cellulose to R-60

Not included

  • Bath fan venting, wiring, or vermiculite/asbestos remediation
  • Roof or ventilation repairs

Comparing bids? Check for these

Lower bids often leave these out. Every Atlas estimate includes them.

  • Air sealing before insulation (many insulation-only bids skip it)
  • Vent baffles at the eaves

Common questions

Why air seal before insulating?

Insulation slows heat, but warm air leaking into the attic carries heat and moisture straight past it. Sealing the leaks first makes the insulation work and helps prevent ice dams and attic frost.

What if I have vermiculite?

Vermiculite can contain asbestos and has to be tested before it is disturbed. Removal is not part of our scope.
